The end result is a significantly stronger ground base, not susceptible or slightly susceptible to subsequent re-compaction.

When is cement injection in foundations applicable?
Cement injections are suitable for most soils in Bulgaria. A certain porosity of the soil is required, as well as the ability to drive the lancet tips to the desired injection depth. In different cases, complete cementation of the area under the foundations or the formation of strongly strengthened zones under and around them is sought.

Are there additional factors limiting cementation?
In order to apply this method, it is highly desirable to first carry out a geological survey of the terrain. The results of this survey will clearly show the applicability of the method, the estimated quantities of cement, the density of the injection points and the depth of injection. The geological survey also provides clarity about the probable percentage of certainty of soil stabilization.

What we do not recommend doing if foundation movements are detected
Unlike the use of shotcrete, injecting cement mortar under the foundations solves the problem, not fights the consequences. If the soil under the building is weak, spraying the facade with concrete will have a short-term effect. The cracking will inevitably continue due to the enormous weight that the new layer of shotcrete cannot bear. As an additional disadvantage, shotcrete significantly weighs down the structure and creates greater loads in the foundations and below them.
Advice from acquaintances, even if they are ordinary civil engineers, is also often not a good idea. Choosing the type of strengthening measures to save a sinking building is a complex task. To solve it correctly, it is necessary to collect information about the type of foundation, soil characteristics, water horizon, and the condition of the building. Blind implementation of “heels” and framing rings very often even leads to a negative effect. The weight of the building increases significantly above what is permissible for the soil. Once implemented, these measures are irreversible or extremely expensive to correct.

As a final conclusion, it can be summarized that the settlement of foundations is a complex process with many possible causes and solution options. The exploratory activities at the initial stage, together with the design, are the most important moments for which funds should not be spared. Sometimes the amounts for strengthening and drainage are high, but this should not stop the owners from taking measures to preserve their real estate and secure their houses against accidents. Postponing the activities to strengthen the buildings leads to increased damage, significant additional costs, risks and undesirable consequences.
